L\u2019usufruitier profite de l\u2019usufruit qui forme un couple avec la nue propri\u00e9t\u00e9, dont il est compl\u00e9mentaire.<\/p>\n<p>Ce dernier n\u2019a donc pas la possession totale du bien puisque <strong>l\u2019usufruit ne donne pas le droit de d\u00e9truire ou d\u2019ali\u00e9ner la chose<\/strong>. De plus, l\u2019usufruit a n\u00e9cessairement une dur\u00e9e, alors que le droit de propri\u00e9t\u00e9 est imprescriptible.<\/p>\n<h4><strong>Le nu-propri\u00e9taire<\/strong><\/h4>\n<p>Contrairement \u00e0 l&rsquo;usufruitier qui peut b\u00e9n\u00e9ficier d&rsquo;un bien et des revenus qu&rsquo;il g\u00e9n\u00e8re, <strong>le nu-propri\u00e9taire est un propri\u00e9taire\u00a0pouvant\u00a0b\u00e9n\u00e9ficier\u00a0de\u00a0son\u00a0bien\u00a0mais\u00a0qui\u00a0ne\u00a0peut\u00a0ni\u00a0l&rsquo;utiliser,\u00a0ni\u00a0en\u00a0tirer\u00a0des\u00a0b\u00e9n\u00e9fices<\/strong>. Le nu-propri\u00e9taire est le propri\u00e9taire d&rsquo;un bien dont l&rsquo;usufruitier est quelqu&rsquo;un d&rsquo;autre.<\/p>\n<p>Son avantage est qu&rsquo;il peut acqu\u00e9rir un bien immobilier \u00e0 un prix inf\u00e9rieur \u00e0 sa valeur sur le march\u00e9. En effet, puisqu&rsquo;il ne b\u00e9n\u00e9ficie pas de l&rsquo;usufruit dans l&rsquo;imm\u00e9diat, mais seulement de sa nue-propri\u00e9t\u00e9, une d\u00e9cote sur le prix du bien lui est accord\u00e9e, pouvant aller de 30 % \u00e0 50 %.<\/p>\n<h2 id=\"conditions\">Quelles sont les conditions \u00e0 respecter ?<\/h2>\n<p>L\u2019usufruitier et le nu-propri\u00e9taire doivent s\u2019accorder pour r\u00e9aliser l\u2019investissement immobilier en nue-propri\u00e9t\u00e9. <strong>Le montant du prix d\u2019achat et la part \u00e0 r\u00e9gler de chacune des parties sont estim\u00e9s en fonction du rendement attendu du bien, au cours de la p\u00e9riode d\u2019usufruit.<\/strong><br \/>\nSelon la dur\u00e9e de cette derni\u00e8re, l\u2019apport de l\u2019usufruitier sera plus ou moins important.
