En effet, les loyers per\u00e7us vont le plus souvent venir <strong>financer tout ou partie de la mensualit\u00e9 de cr\u00e9dit<\/strong> due par le propri\u00e9taire. Ainsi le risque d\u2019impay\u00e9 de loyer peut \u00eatre un facteur de fragilit\u00e9 face \u00e0 un pr\u00eat contract\u00e9 pour le bien.<\/p>\n<p>&nbsp;<\/p>\n<h2>S\u2019assurer de la solvabilit\u00e9 du locataire<\/h2>\n<p>La premi\u00e8re pr\u00e9caution face aux dossiers d\u00e9pos\u00e9s par les candidats \u00e0 la location est bien s\u00fbr de <strong>v\u00e9rifier leur solvabilit\u00e9 et le cas \u00e9ch\u00e9ant celle de leur garant.<\/strong><\/p>\n<p>Pour cela, demandez \u00e0 chaque potentiel locataire ces documents cl\u00e9s<span class=\"Apple-converted-space\">\u00a0 <\/span>:<\/p>\n<ul>\n<li>une pi\u00e8ce d\u2019identit\u00e9 valide<span class=\"Apple-converted-space\">\u00a0 <\/span>(carte d\u2019identit\u00e9, passeport ou permis de conduire),<\/li>\n<li>les trois derniers bulletins de salaires ou une attestation de l\u2019employeur,<\/li>\n<li>un justificatif fiscal (dernier avis d\u2019imposition) afin d\u2019\u00e9valuer la capacit\u00e9 financi\u00e8re de votre futur locataire,<\/li>\n<li>les 3 derni\u00e8res quittances de loyer du pr\u00e9c\u00e9dent logement, notamment pour v\u00e9rifier s\u2019il n\u2019y a pas d\u2019impay\u00e9s ou de retard de paiement de loyers.<\/li>\n<\/ul>\n<p>De fa\u00e7on g\u00e9n\u00e9rale, il est conseill\u00e9 de louer votre bien \u00e0 un candidat dont les revenus nets d\u00e9passent au moins trois fois le montant du loyer.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>Si vous louez \u00e0 un couple mari\u00e9, les deux deviennent automatiquement co-titulaires du bail tandis que les couples pacs\u00e9s et les concubins doivent signer tous les deux le bail de location pour \u00eatre consid\u00e9r\u00e9s comme co-titulaires.<\/p>\n<p>&nbsp;<\/p>\n<h2>Demander un garant<\/h2>\n<p>Le garant est une personne qui s\u2019engage \u00e0 s\u2019acquitter des dettes locatives du locataire dans le cas o\u00f9 ce dernier viendrait \u00e0 faire d\u00e9faut. Il s\u2019engage comme caution par \u00e9crit, en apportant les preuves de sa solvabilit\u00e9 avec pi\u00e8ce d\u2019identit\u00e9, bulletins de salaires et d\u00e9claration fiscale \u00e0 l\u2019appui.<\/p>\n<p>Pour se pr\u00e9munir contre les impay\u00e9s, tout bailleur peut exiger de son locataire un acte de cautionnement, joint au contrat de location, dans lequel est stipul\u00e9 quel type de caution il apporte\u00a0: caution simple ou solidaire.<\/p>\n<p><strong>La caution simple vous permet de vous retourner vers le garant uniquement si votre locataire devient insolvable<\/strong>.
