dans la location meubl\u00e9e en r\u00e9sidence \u00e9tudiante <span class=\"Apple-converted-space\">\u00a0<\/span><\/h2>\n<p>Les r\u00e9sidences \u00e9tudiantes font partie de la cat\u00e9gorie des <strong>r\u00e9sidences g\u00e9r\u00e9es de services<\/strong>, c\u2019est-\u00e0-dire qu\u2019elles offrent certains services (le m\u00e9nage des locaux, une r\u00e9ception\/accueil, laverie ou blanchisserie ou encore le petit d\u00e9jeuner) et ouvrent droit \u00e0 un statut de location sp\u00e9cifique, de m\u00eame qu\u2019\u00e0 des r\u00e9ductions fiscales int\u00e9ressantes.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>Le <strong>statut de Loueur Meubl\u00e9 Non Professionnel (<a href=\"https:\/\/www.gridky.com\/lmnp\">LMNP<\/a>)<\/strong>\u00a0s\u2019applique aux propri\u00e9taires de logements meubl\u00e9s sont les revenus locatifs annuels sont <strong>inf\u00e9rieurs \u00e0 23 000 euros et 50% de leur revenu global.<\/strong><\/p>\n<p>Pour en b\u00e9n\u00e9ficier, le propri\u00e9taire-bailleur doit remplir <strong>certaines formalit\u00e9s<\/strong> : il s\u2019inscrit en tant que loueur meubl\u00e9 non professionnel aupr\u00e8s du greffe du tribunal de commerce le plus proche du bien, d\u00e9clare l\u2019activit\u00e9 pour laquelle il va donc recevoir un num\u00e9ro de SIRET et doit choisir le r\u00e9gime fiscal d\u2019imposition qui s\u2019y appliquera.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<h2>Les conditions de l\u2019achat en Censi-Bouvard<span class=\"Apple-converted-space\">\u00a0<\/span><\/h2>\n<p>Des conditions doivent \u00eatre respect\u00e9es pour b\u00e9n\u00e9ficier des avantages de l\u2019investissement en Censi-Bouvard :<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<ul>\n<li>Le bien acquis doit\u00a0\u00eatre<strong> neuf ou en \u00e9tat futur d\u2019ach\u00e8vement<\/strong> et situ\u00e9 dans une <strong>r\u00e9sidence de service<\/strong>s,<\/li>\n<li>Le bien doit lou\u00e9 <strong>meubl\u00e9 dans les 12 mois suivant sa livraison<\/strong> (respect de la\u00a0liste minimale d\u2019\u00e9quipement),<\/li>\n<li>Le prix de revient\u00a0du bien immobilier est plafonn\u00e9 \u00e0<strong> 300.000 euros,<\/strong><\/li>\n<li>Signer un<strong> bail commercial d\u2019une dur\u00e9e de 9 ans minimum<\/strong> avec un gestionnaire qui va se charger de louer le bien et vous reverser les loyers.<\/li>\n<\/ul>\n<h2>Investissement en r\u00e9sidence \u00e9tudiante : quelle fiscalit\u00e9 ?<span class=\"Apple-converted-space\">\u00a0<\/span><\/h2>\n<p>Les loyers per\u00e7us dans le cadre d\u2019une location sous statut LMNP sont consid\u00e9r\u00e9s comme des<strong> B\u00e9n\u00e9fices Industriels et Commerciaux (BIC)<\/strong>.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>D\u2019o\u00f9 le choix entre deux r\u00e9gimes d\u2019imposition :<\/p>\n<ol>\n<li>Le r\u00e9gime <strong>micro-BIC<\/strong> (abattement
