{"id":11807,"date":"2021-03-04T13:31:04","date_gmt":"2021-03-04T13:31:04","guid":{"rendered":"https:\/\/www.gridky.com\/blog\/?p=11807"},"modified":"2023-09-28T11:56:52","modified_gmt":"2023-09-28T09:56:52","slug":"achat-immobilier-en-sci-le-financement","status":"publish","type":"post","link":"https:\/\/www.gridky.com\/blog\/achat-immobilier-en-sci-le-financement\/","title":{"rendered":"Achat immobilier en SCI : le financement"},"content":{"rendered":"<p>La <strong>Soci\u00e9t\u00e9 Civile Immobili\u00e8re<\/strong> ou <strong>SCI<\/strong> est une forme sociale id\u00e9ale pour <strong>l&rsquo;investissement immobilier \u00e0 plusieurs<\/strong>, qui permet de <strong>mutualiser le patrimoine<\/strong>, de <strong>faciliter l&rsquo;acquisition de bien<\/strong> tout en b\u00e9n\u00e9ficiant de divers dispositifs (<strong>cf notre article<\/strong> <a href=\"https:\/\/www.gridky.com\/blog\/peut-on-combiner-sci-et-loi-pinel\/\">\u00ab\u00a0Peut-on combiner SCI et Loi Pinel ?\u00a0\u00bb<\/a>) et bien s\u00fbr la transmission de ce patrimoine au sein d&rsquo;une m\u00eame famille.<\/p>\n<p>Cependant, lorsque les associ\u00e9s de la SCI souhaite l&rsquo;abonder d&rsquo;un nouveau bien immobilier, ils \u00a0doivent avant toute chose choisir comment en financer l&rsquo;acquisition.<\/p>\n<h2>Option 1 : Apports au capital social et avances en compte courant d&rsquo;associ\u00e9<\/h2>\n<p>Si les associ\u00e9s souhaitent\u00a0<strong>utiliser leurs fonds propres<\/strong>, ils peuvent choisir d&rsquo;affecter lesdites sommes d&rsquo;argent<strong> au compte courant ou bien au capital social<\/strong> .<\/p>\n<div class=\"boxasavoir\"><strong>Les apports affect\u00e9s en compte courant<\/strong> peuvent \u00eatre <strong>r\u00e9cup\u00e9r\u00e9s \u00e0 loisir<\/strong> par les associ\u00e9s, soit de mani\u00e8re \u00e9chelonn\u00e9e ou en une seule fois s&rsquo;ils le d\u00e9sirent.<\/div>\n<h2>Option 2 : Emprunter de l&rsquo;argent<\/h2>\n<p>Les associ\u00e9s d&rsquo;une SCI d\u00e9j\u00e0 constitu\u00e9e peuvent d\u00e9cider d&rsquo;<strong>emprunter<\/strong> la somme correspondant au prix d\u2019acquisition du bien vis\u00e9. C&rsquo;est dans ce cas <strong>le g\u00e9rant<\/strong> de la soci\u00e9t\u00e9 qui fait la <strong>demande de financement<\/strong> aupr\u00e8s d&rsquo;un organisme pr\u00eateur. <strong>Les fonds seront par la suite vers\u00e9s sur le compte\u00a0de la SCI<\/strong>, laquelle pourra\u00a0acheter le bien en sa qualit\u00e9 de soci\u00e9t\u00e9 civile. <del><\/del><del><\/del><\/p>\n<p><em><strong>A Noter :<\/strong> Pour d\u00e9cider de l&rsquo;attribution de l&#8217;emprunt, le m\u00e9canisme reste assez simple puisque banque se base g\u00e9n\u00e9ralement sur <strong>les revenus respectifs de chacun des associ\u00e9s de la SCI<\/strong>. Il n&rsquo;existe <strong>pas non plus de taux d&#8217;emprunt sp\u00e9cifique<\/strong> pour les SCI. \u00a0<\/em><\/p>\n<p><u><strong>Avantage pour les SCI familiales<\/strong> <\/u>: il est possible d&rsquo;inclure au compromis de vente une clause qui conditionne l&rsquo;achat \u00e0 l\u2019obtention du pr\u00eat par la SCI.
