Le premier et plus important est sans doute celui de sa <strong>localisation<\/strong> (ou non) dans une <strong>zone \u00e9ligible \u00e0 la d\u00e9fiscalisation<\/strong>.<span class=\"Apple-converted-space\">\u00a0 <\/span><\/p>\n<p>Il existait auparavant 5 zones : les <strong>zones Abis, A, B1, B2 et C.<\/strong> Cependant, depuis le 1er\u00a0janvier\u00a02018, la zone\u00a0C n\u2019est plus \u00e9ligible, sauf exception.<\/p>\n<p>Quelles \u00e9taient ces <strong>exceptions<\/strong> et quid de la loi Pinel dans ce p\u00e9rim\u00e8tre ?<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<h2>La zone C dans le dispositif Pinel<span class=\"Apple-converted-space\">\u00a0<\/span><\/h2>\n<p><strong>La zone C<\/strong> est une zone qui concerne majoritairement les communes dont <strong>les programmes et la demande en immobilier neuf sont faibles<\/strong>.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>Des exceptions en 2017 et 2018 ont concern\u00e9 les communes qui justifiaient d\u2019un besoin en logements locatifs suite \u00e0 une pouss\u00e9e d\u00e9mographique ou une nouvelle augmentation du bassin d\u2019emploi. Le but premier du gouvernement \u00e9tait alors de faciliter l\u2019investissement locatif dans des logements en zone rurale.<\/p>\n<p>Mais depuis fin 2018, <strong>la zone C est d\u00e9finitivement exclue<\/strong> du dispositif !<\/p>\n<h2><b>Le tournant 2020<span class=\"Apple-converted-space\">\u00a0<\/span><\/b><\/h2>\n<p>Depuis<strong> le <a href=\"https:\/\/www.gridky.com\/blog\/explication-du-decret-loi-pinel-2020\/\">d\u00e9cret loi Pinel 2020<\/a><\/strong>, les zones A et A bis ainsi que la zone B1 constituent le zonage principal de la <b>loi Pinel<\/b>.<\/p>\n<p>Ainsi,<strong> les zones B2 et C ne sont d\u00e9sormais plus \u00e9ligibles<\/strong> au dispositif de d\u00e9fiscalisation Pinel. Auparavant, un investissement de bien immobilier en zone B2 offrait 12 % de r\u00e9duction d\u2019imp\u00f4ts pour 6 ans de location, 18 % pour 9 ans de location et 21 % de r\u00e9duction d\u2019imp\u00f4ts pour 12 ans de location.<\/p>\n<p><strong>Restent donc \u00e9ligibles \u00e0 compter de 2021<\/strong>, pour rappel :<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<ul>\n<li><b>Zone Abis<\/b> : Paris et sa petite couronne (Yvelines, Hauts de Seine, Seine-Saint-Denis, Val-de-Marne et Val-d\u2019Oise)<\/li>\n<li><b>Zone A <\/b>: Le reste de la petite couronne parisienne, le genevois fran\u00e7ais, la C\u00f4te d\u2019Azur, Montpellier, Marseille, Lyon, ainsi que Lille<\/li>\n<li><b>Zone B1<\/b> : Les agglom\u00e9rations de plus de 250 000 habitants (Bordeaux, Toulouse, Nantes, Rennes, Grenoble, mais aussi la Corse, Annecy, La Rochelle etc.)<\/li>\n<\/ul>\n<h2>Quels autres avantages en zone C<span class=\"Apple-converted-space\">\u00a0 <\/span>?<\/h2>\n<p>Le premier \u00e9l\u00e9ment \u00e0 noter est que<strong> le zonage du territoire<\/strong> ne s\u2019applique pas que pour l\u2019investissement en Pinel mais \u00e9galement pour\u00a0:<\/p>\n<ul>\n<li>le pr\u00eat \u00e0 taux z\u00e9ro (PTZ),<\/li>\n<li>le logement interm\u00e9diaire,<\/li>\n<li>le pr\u00eat d\u2019accession sociale \u00e0 la propri\u00e9t\u00e9 (PAS),<\/li>\n<li>le pr\u00eat social accession location (PSLA).<\/li>\n<\/ul>\n<p><em>A Noter : ces dispositifs prenant en compte les ressources du propri\u00e9taire, ils sont destin\u00e9s \u00e0 un public de<strong> foyers aux revenus modestes ou interm\u00e9diaires<\/strong>.<span class=\"Apple-converted-space\">\u00a0<\/span><\/em><\/p>\n<p>N\u2019h\u00e9sitez pas, si vous souhaitez investir dans une commune situ\u00e9e en zone C, \u00e0 vous renseigner sur les autres dispositifs de d\u00e9fiscalisation tels que <strong>la <a href=\"https:\/\/www.gridky.com\/loi-malraux\">loi Malraux<\/a><\/strong>, <strong>la <a href=\"https:\/\/www.gridky.com\/loi-monuments-historiques\">loi Monuments Historiques<\/a><\/strong> et \u00e9galement sur les dispositifs d\u2019<strong>aides des collectivit\u00e9s territoriales !<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Pour r\u00e9aliser un investissement dans le cadre de la loi Pinel, il faut respecter des plafonds de loyers et de ressources mais surtout, il faut que le bien acquis satisfasse un certain nombre de crit\u00e8res.
