Alors, <\/span><b>quel amortissement sur un LMNP et sur un LMP ?<\/b><\/p>\n<h2><span style=\"font-weight: 400;\">L\u2019amortissement en LMNP<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">L\u2019amortissement d\u2019un investissement est l\u2019\u00e9talement de son prix sur la dur\u00e9e d\u2019utilisation du bien. Il s\u2019agit d\u2019une charge fiscale qui s\u2019ajoute \u00e0 d\u2019autres charges et qui offre la possibilit\u00e9 de r\u00e9duire voire m\u00eame d\u2019annuler l\u2019imposition.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dans le cas d\u2019une location meubl\u00e9e, les autres charges sont :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">la valeur hors taxe de l\u2019immobilier et du mobilier ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les frais d\u2019acte ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les frais d\u2019agence.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">L\u2019amortissement est donc lin\u00e9aire :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">de 5 \u00e0 10 ans pour les meubles (10 \u00e0 20 % par an) ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">de 25 \u00e0 40 ans en ce qui concerne l\u2019immobilier et les frais d\u2019acte (2,5 % \u00e0 4 % par an).<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Les charges inh\u00e9rentes \u00e0 l\u2019investissement sont d\u00e9ductibles. \u00c0 cela, il convient d\u2019ajouter :\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les int\u00e9r\u00eats li\u00e9s \u00e0 l\u2019emprunt ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les primes d\u2019assurance ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">l\u2019imp\u00f4t foncier ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les charges de copropri\u00e9t\u00e9 ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les frais de cabinet comptable ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les frais kilom\u00e9triques qui correspondent aux trajets pour aller visiter le bien et pour participer aux assembl\u00e9es g\u00e9n\u00e9rales.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Dans le cas o\u00f9 le r\u00e9sultat comptable est d\u00e9ficitaire, la part qui incombe \u00e0 l\u2019amortissement est d\u00e9ductible des autres revenus BIC, par exemple une autre location en LMNP, ou reportable sur les b\u00e9n\u00e9fices r\u00e9alis\u00e9s dans le futur et sans contrainte de temps.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">L\u2019amortissement en LMP<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">En LMP, il est possible de d\u00e9duire les charges qui sont li\u00e9es \u00e0 l\u2019investissement du revenu global. C\u2019est l\u00e0 un des grands avantages du LMP, qui permet d\u2019obtenir une r\u00e9duction d\u2019imp\u00f4t potentiellement tr\u00e8s \u00e9lev\u00e9e.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">La d\u00e9fiscalisation en LMP offre la possibilit\u00e9 d\u2019inclure les amortissements de la valeur du logement comme suit :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">de 5 \u00e0 7 ans pour le mobilier et les \u00e9quipements et de 20 \u00e0 40 ans pour l\u2019immobilier ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">le d\u00e9ficit ne peut pas \u00eatre accru par l\u2019amortissement : il ne peut \u00eatre consid\u00e9r\u00e9 que pour r\u00e9duire le b\u00e9n\u00e9fice ou l\u2019annuler ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">la part exc\u00e9dentaire de l\u2019amortissement est reportable sur un \u00e9ventuel b\u00e9n\u00e9fice futur, ce sans contrainte de temps.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Concr\u00e8tement, cela veut dire que :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">au cours des premi\u00e8res ann\u00e9es, les charges seront plus \u00e9lev\u00e9es que les loyers et cr\u00e9eront du d\u00e9ficit ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les premi\u00e8res ann\u00e9es, le remboursement est concentr\u00e9 sur les int\u00e9r\u00eats, ce qui a pour cons\u00e9quences de creuser le d\u00e9ficit et de ce fait la r\u00e9duction d\u2019imp\u00f4t ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">au bout de quelques ann\u00e9es, lorsque les int\u00e9r\u00eats diminueront, les charges d\u00e9ductibles vont elles aussi s\u2019amoindrir et le b\u00e9n\u00e9fice commencera \u00e0 exister.<\/span><\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>Les statuts de LMNP et LMP permettent de b\u00e9n\u00e9ficier d\u2019un amortissement lin\u00e9aire sur l\u2019achat d\u2019un bien immobilier.
