Voici les \u00e9l\u00e9ments qu\u2019il faut prendre en compte.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Les \u00e9l\u00e9ments constitutifs d\u2019un simulateur LMNP \/ LMP<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Les revenus issus de locations meubl\u00e9es sont \u00e0 d\u00e9clarer en tant que b\u00e9n\u00e9fices industriels et commerciaux (BIC) avec, au choix, le r\u00e9gime micro-BIC et le r\u00e9gime r\u00e9el.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Voici les \u00e9l\u00e9ments \u00e0 prendre en compte pour effectuer une simulation LMNP \/ LMP :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">la valeur actuelle du bien ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les frais d\u2019acquisition ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">les travaux ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">la valeur actuelle du mobilier ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">la superficie du bien en <\/span><a href=\"https:\/\/www.legifrance.gouv.fr\/affichTexte.do?cidTexte=JORFTEXT000000196731\"><span style=\"font-weight: 400;\">loi Carrez<\/span><\/a><span style=\"font-weight: 400;\"> ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">le nombre de pi\u00e8ces ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">le code, la ville et le pays o\u00f9 se situe le logement ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">le montant annuel des recettes ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">le co\u00fbt annuel des charges ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">le montant des int\u00e9r\u00eats d&#8217;emprunt ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">la dur\u00e9e du cr\u00e9dit ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">le bar\u00e8me d\u2019imposition.<\/span><\/li>\n<\/ul>\n<h2><span style=\"font-weight: 400;\">Le d\u00e9tail des \u00e9l\u00e9ments du simulateur LMNP \/ LMP<\/span><\/h2>\n<h3><span style=\"font-weight: 400;\">La valeur actuelle du bien<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Dans le cas d\u2019un investissement locatif dans l\u2019ann\u00e9e de l\u2019acquisition du bien, il convient d\u2019indiquer la valeur d\u2019achat du logement. Le cas \u00e9ch\u00e9ant, la valeur \u00e0 d\u00e9terminer est celle qui correspond au jour du commencement de l\u2019activit\u00e9 de loueur de meubl\u00e9s. Pour garantir l\u2019exactitude de cette valeur, il est conseill\u00e9 de la faire estimer par un expert en immobilier.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Les frais d\u2019acquisition<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Lorsque le bien a \u00e9t\u00e9 achet\u00e9 dans l\u2019ann\u00e9e, il faut renseigner les frais de notaire ainsi que les honoraires d\u2019agence. Le cas \u00e9ch\u00e9ant, indiquez \u201c0\u201d.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Les travaux<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Cela concerne les travaux r\u00e9alis\u00e9s et pay\u00e9s dans l\u2019ann\u00e9e et dont le montant exc\u00e8de 600 \u20ac. \u00c0 noter que les travaux qui permettent d\u2019accro\u00eetre la valeur locative du logement sont amortissables, tandis que les autres peuvent \u00eatre d\u00e9duits en charge.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">La valeur actuelle du mobilier<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">La valeur actuelle du mobilier correspond au montant des achats effectu\u00e9s dans l\u2019ann\u00e9e. Si ce n\u2019est pas le cas et qu\u2019ils ont \u00e9t\u00e9 r\u00e9alis\u00e9s avant, il faut indiquer la valeur d\u2019occasion.\u00a0<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Le montant annuel des recettes<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Il s\u2019agit des loyers et des provisions de l\u2019ann\u00e9e en cours, auxquels il convient d\u2019ajouter les recettes dites accessoires, c\u2019est-\u00e0-dire par exemple le remboursement par vos locataires des consommations en \u00e9lectricit\u00e9).<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Le montant annuel des charges<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Ce sont les charges pay\u00e9es dans l\u2019ann\u00e9e : CFE, comptabilit\u00e9, frais d\u2019entretien, imp\u00f4t foncier, assurances, charges de copropri\u00e9t\u00e9, etc.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Le montant annuel des int\u00e9r\u00eats d\u2019emprunt<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Il figure sur le plan de financement \u00e9tabli par votre banque et qui vous a \u00e9t\u00e9 remis.
