Voici les <\/span><b>conditions d\u2019acc\u00e8s \u00e0 la loi Pinel.<\/b><\/p>\n<h2><span style=\"font-weight: 400;\">1. Acheter un logement neuf : premi\u00e8re condition d\u2019acc\u00e8s \u00e0 la loi Pinel<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Plusieurs types de logements permettent de b\u00e9n\u00e9ficier des avantages de la loi Pinel :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">un bien achet\u00e9 neuf ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">un bien issu d\u2019une vente en \u00e9tat futur d\u2019ach\u00e8vement (VEFA) ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">un logement que vous d\u00e9cidez de faire construire ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">un logement ancien r\u00e9habilit\u00e9 pour r\u00e9pondre \u00e0 des crit\u00e8res de d\u00e9cence ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">un logement ancien ayant subi des travaux pour devenir un bien neuf destin\u00e9 \u00e0 \u00eatre lou\u00e9 ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">un local faisant l\u2019objet de travaux afin de devenir un logement.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">\u00c0 noter \u00e9galement que :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">le logement doit \u00eatre non meubl\u00e9 ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">l\u2019ach\u00e8vement du bien doit avoir lieu au plus tard \u00e0 l\u2019issue des 30 mois qui suivent la date de signature de l\u2019acte de vente d\u00e9finitif ou de l\u2019obtention du permis de construire dans le cas d\u2019une construction ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">\u00eatre disponible \u00e0 la location dans l\u2019ann\u00e9e qui suit.<\/span><\/li>\n<\/ul>\n<h2><span style=\"font-weight: 400;\">2. Conditions d&rsquo;acc\u00e8s \u00e0 la loi Pinel : le bien doit \u00eatre situ\u00e9 dans une des zones du dispositif<\/span><\/h2>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Zone A bis : Paris et 76 communes qui se trouvent dans la petite couronne parisienne.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Zone A : agglom\u00e9rations de l\u2019\u00cele-de-France, C\u00f4te d\u2019Azur, Lille, Lyon, Marseille, Montpellier, ainsi que la partie fran\u00e7aise de l\u2019agglom\u00e9ration de Gen\u00e8ve.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Zone B1 : communes de plus de 250 000 habitants, la grande couronne parisienne.<\/span><\/li>\n<\/ul>\n<h2><span style=\"font-weight: 400;\">3. Respecter le plafonnement des loyers : condition majeure pour l&rsquo;acc\u00e8s \u00e0 la loi Pinel<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Le but de la loi Pinel est d\u2019encourager les particuliers \u00e0 investir dans l\u2019immobilier locatif et favoriser l\u2019acc\u00e8s \u00e0 des logements r\u00e9cents et de qualit\u00e9 \u00e0 des personnes dont les revenus sont modestes. Les loyers sont plafonn\u00e9s. L\u2019engagement de location doit \u00eatre d\u00e9termin\u00e9 \u00e0 l\u2019avance<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Votre logement Pinel doit \u00eatre lou\u00e9 \u00e0 titre de r\u00e9sidence principale et ce pour une dur\u00e9e de 6, 9 ou 12 ans.
