Pour calculer la plus-value d\u2019un investissement en LMNP, la m\u00e9thode consiste \u00e0 faire la diff\u00e9rence entre le prix de vente du logement et celui de l\u2019acquisition initiale. Il convient \u00e9galement de soustraire les diff\u00e9rentes charges support\u00e9es et les co\u00fbts li\u00e9s \u00e0 des op\u00e9rations. Une fois le r\u00e9sultat obtenu, il faut appliquer la plus-value au cas par cas selon les \u00e9l\u00e9ments pr\u00e9sents dans le tableau.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En cas de revente de votre LMNP, un autre crit\u00e8re peut entrer en compte : il s\u2019agit de la taxation des plus-values sup\u00e9rieures \u00e0 50 000 \u20ac. En fonction d\u2019un bar\u00e8me \u00e9tabli, le taux de taxation est compris entre 2 et 6 %.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Vente de son LMP : une op\u00e9ration li\u00e9e \u00e0 la fiscalit\u00e9 des entreprises<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Revendre son LMP n\u2019est pas r\u00e9gi par les m\u00eames r\u00e8gles qu\u2019une revente dans le cadre d\u2019un LMNP. La revente d\u2019un LMP est li\u00e9e \u00e0 la fiscalit\u00e9 des entreprises. L\u2019imposition est \u00e9galement soumise \u00e0 la plus-value, mais la m\u00e9thode de calcul est diff\u00e9rente. Dans ce cas, elle correspond \u00e0 la diff\u00e9rence entre le co\u00fbt de la vente et la valeur nette comptable du logement. Cette valeur est la diff\u00e9rence entre la valeur du logement au moment de l\u2019acquisition et l\u2019amortissement qui en a d\u00e9coul\u00e9. \u00c0 titre d\u2019exemple, la valeur comptable nette d\u2019une propri\u00e9t\u00e9 achet\u00e9e 200 000 \u20ac, dont la rentabilit\u00e9 est de 50 000 \u20ac s\u2019\u00e9l\u00e8ve \u00e0 150 000. Pour une revente \u00e0 300 000 \u20ac, la plus-value ne sera pas de 100 000 \u20ac mais de 150 000 \u20ac.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dans la revente en LMP, la plus-value est compos\u00e9e de deux parties distinctes :<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">une plus-value \u00e0 long terme, qui correspond \u00e0 la notion de plus-value classique, soit 100 000 \u20ac dans notre exemple ;<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">une plus-value court terme de 50 000 \u20ac.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Ces deux plus-values sont distinctes l\u2019une de l\u2019autre. Elles ne d\u00e9pendent donc pas du m\u00eame r\u00e9gime fiscal et social. Elles sont consid\u00e9r\u00e9es comme des plus-values professionnelles. Le taux d\u2019imposition de la plus-value \u00e0 long terme est de 31,5 % et n\u2019est pas soumis aux cotisations sociales. La plus-value \u00e0 court terme est r\u00e9gie par la fiscalit\u00e9 classique et est impos\u00e9e comme le sont les revenus.
